Full Management Service
- Appraising the Property and agreeing a rental asking price with you.
- Marketing and advertising the Property through our established marketing methods.
- Arranging viewings for the applicants and inform you of any offers received from proposed Tenants.
- Negotiating rent, conduct full references, draft Tenancy Agreement & obtain signatures.
- Obtain the first month’s rent along with a deposit of a minimum of the equivalent of one month’s rent from the Tenant before the start of the Tenancy.
- Arrange for an Inventory and schedule of
condition to be carried out by an Inventory Company.
- Book check in for new tenants and meter readings.
- Transfer all utilities and council tax
except where providers require your direct instructions.
- Arrange a Standing Order Registration for the monthly rent payable from the
Tenant.
- Register the Deposit with the Government
approved Tenancy Deposit Scheme and sending a certificate of proof to the Tenant.
- Prepare and email monthly statement of accounts.
- Transfer of initial rental income and all ongoing rentals received.
- Arrange quarterly and half yearly inspections at the property.
- Carry out routine repairs and supervision of day to day maintenance.
- Liaise with tenants on all matters relating to rental payments.
- Negotiate tenancy renewals.
- Arrange check outs at the end of each tenancy
